New Homes Will Sprout In East Randolph

Second Branch Homes LLC of Chelsea last week received its Act 250 permit last week to build 21 modular homes in East Randolph along the scenic second branch of the White River.

When completed, it will be the most significant subdivision ever in East Randolph and perhaps the largest in Randolph since the former Harold Farr property on Elm Street became Hargrace Terrace with its group of homes.

The Act 250 permit, in addition to the latest zoning permit from the town of Randolph, will allow ground-breaking and construction of roads and other infrastructure to begin immediately, said long-time Tunbridge resident, Richard Dybvig, who is the architect and developer of Second Branch Homes.

Site work will also commence immediately for the first seven of the planned 21 homes. The homes should be ready for occupancy his winter, Dybvig said. He has advertised the price of the houses at about $155,000.

Dybvig originally planned 24 houses on the site, which is between Route 14 and the Second Branch of the White River, just south of East Randolph Village. Three units were eliminated, however, following objections brought by the Agency of Natural Resources, which required a large buffer zone between the houses and the stream.

The Second Branch Homes concept, the architect said, is "simple and smart design utilizing highly efficient heating and domestic hot water systems, a floor plan that allows for maximum space and convenience, and a low-cost core home that can be easily added onto to suit each homeowner’s needs."

The homes are built in modules, a process that ensures quality and fast construction times, he said.

"We are confident that we will have homes ready to move into in time for winter, and with energy and efficiency growing concerns among many Vermonters, I am excited to get this project underway," Dybvig told The Herald.
